Working in Wallyford

Wallyford is only a few minutes from our base in Tranent, between Musselburgh and Prestonpans. The village has grown a lot in recent years, with large new-build developments alongside the older ex-council and former mining homes in the original village.

In newer Wallyford homes the most common requests are about making the most of the space: garage conversions, loft rooms, built-in wardrobes and media walls. In older homes we're more often asked to renovate: replace kitchens, open up rooms, fit new doors and lay new floors.

Because we're so close, visiting to look at your job and give you a free quote is easy. Gordon Rollo and Craig Pucko, our partners, have over 25 years each in the trade and carry out the work themselves.

Things to know

Common issues with Wallyford homes

Converting new-build garages

New-build garages often have a lower, uninsulated floor and thin walls. A proper conversion insulates floor, walls and ceiling and fills the door opening with a wall and window.

Warranty and developer rules

Some newer homes are still under a builder's warranty or have covenants on alterations. It's worth checking these before you start; we'll remind you.

Former mining ground

Wallyford has a mining history, so extensions need foundations designed for the ground. Your engineer and the building warrant process will confirm what's needed.

Compact rooms

Smaller new-build bedrooms often lack storage. Bespoke wardrobes built to the ceiling make far better use of the space than freestanding furniture.

How we work

Our process, step by step

  1. 1

    Free visit

We come to your home, look at the space and talk through what you want to achieve.

  2. 2

    Written quote

A clear, itemised quote with no hidden costs. If a building warrant is likely to be needed, we'll tell you, but getting it is the client's responsibility.

  3. 3

    Planning the work

We agree a start date and talk you through the order of work, deliveries and any disruption.

  4. 4

    The build

The partners carry out the work themselves. You pay weekly for the work completed, with no deposit.

  5. 5

    Finish and handover

We finish properly, tidy up and walk round the job with you before we leave.

Questions

Yes. Wallyford is part of our regular working area. We're based at 13 Appleby Drive, Macmerry, Tranent and Wallyford is just a few minutes away, so we work in Wallyford throughout the year on everything from single doors to full house builds.

How fast can you reach Wallyford?

Wallyford is local to us, so getting there is never the issue. How soon we can visit to price your job, and when we can start, depends on our current bookings; call 07841 419343 or send the quote form and we'll give you an honest answer straight away.

How much does joinery or building work cost in Wallyford?

Every job is different, so we don't publish set prices. We visit, look at what you need and give you a free, written quote with no hidden costs. There's no deposit to pay, and you pay weekly as the work progresses, so you only ever pay for work that's been done.

Do you offer emergency call-outs in Wallyford?

We're a joinery and building firm that plans and carries out projects, not an emergency call-out service. If you have an urgent problem, call us and we'll tell you honestly whether we can help and how soon.

Do I need a building warrant for my project in Wallyford?

Many conversions, extensions and structural changes need a building warrant from East Lothian Council, and some need planning permission. Getting the warrant is the client's responsibility, but we'll tell you early on if we think your project needs one and work to the approved drawings once you have it.

Do you ask for a deposit?

No. We never ask for a deposit. You pay weekly for the work completed that week, so you can see exactly where your money is going.

Can I convert the garage on my new-build in Wallyford?

Usually, yes. Check your title deeds and any warranty terms first, then we'll visit, explain what's involved and give you a free quote.

Do you fit media walls in Wallyford?

Yes. Media walls are one of our most popular jobs in newer homes, built to suit your TV, fire and storage.
